GAINESVILLE, Fla. – April 27, 2012 – When you own a home, it’s easy to stop seeing its flaws – the gate latch that never works, the faded shingles on the roof.

But potential buyers spot those problems in an instant.

To help Floridians look at their homes with a critical eye, a University of Florida (UF) housing specialist published a guide, based on the results of a national survey, that pinpoints areas that might need attention.

Randall Cantrell, a faculty member with the Institute of Food and Agricultural Sciences, says the average homeowner spends $2,000 to prepare a home to be sold. So keeping up with needed repairs can make life a lot easier when it comes time to put your house on the market. (more…)

Awards continue for Dreambuilder Custom Homes at the 2011 Laurel Awards

Dreambuilder Custom Homes won two awards at the 2011 Laurel Awards, held last month at Crosswater Hall in Nocatee.

The annual awards are sponsored by the Sales & Marketing Council (SMC) of the Northeast Florida Builders Association (NEFBA) to recognize excellence in marketing and advertising new homes throughout northeast Florida.  Judging is conducted by independent third parties from builders associations in nearby cities.

Dreambuilder entered two categories and won both:  Best Website, Local Builder and Best Architectural Design, Single Family Home Over $350,000 for Dreambuilder Eleven.

“We are thrilled and thankful to be recognized by our industry peers,” said Dreambuilder President Shawn Starr.  “Being a small, local builder, a robust website is our main tool to communicate our sales message to potential clients, and this award endorses our work in creating a portal that is current, informative and user-friendly.  And, as a design/build firm, winning ‘best architectural design’ for one of our original designs is a great honor.”

U.S. rate on 30-year mortgage falls to 3.98%

WASHINGTON (AP) – April 6, 2012 – The average U.S. rate on the 30-year fixed mortgage was mostly unchanged this week, as the cost of home buying and refinancing stayed near record lows.

Mortgage buyer Freddie Mac said Thursday that the rate on the 30-year loan fell slightly to 3.98 percent from 3.99 percent last week. In February, the rate touched 3.87 percent, the lowest since long-term mortgages began in the 1950s.

The average rate on the 15-year fixed mortgage also fell, to 3.21 percent from 3.23 percent. That’s above the record low of 3.13 percent hit last month.

Mortgage rates have been below 4 percent for all but one week since early December. That’s helped lift the outlook for housing after four sluggish years of home sales. Still, most economists expect only modest gains.

January and February made up the best winter for re-sales in five years, when the housing crisis began. And builders are more confident about the market. In February, they requested the most permits to build single-family homes and apartments in more than three years.

Applications for new mortgages rose in March, according to the Mortgage Bankers Association, and there was a sharp rise in the average loan size, suggesting a bigger appetite for home loans. The average size of mortgage applications has increased by $20,000 since December, to about $235,000 last month.

An improved job market is driving the modest increase in home sales. Employers have added an average 245,000 net jobs per month from December through February. The unemployment rate has dropped from 9.1 percent in August to 8.3 percent in February, the lowest level in nearly three years.

Dreambuilder recommends Houzz for ideas and inspiration

When we work with a client on a new home or remodeling project, we encourage them to clip out plans, pictures and anything else that captures their eye.  When brought to the table, these clippings become  fuel for our creative fire.  Houzz is a great online tool where you can create ‘virtual clippings’ for the same purpose.

On the web at www.houzz.com, Houzz is a site where interior designers, architects, builders and other professionals upload pictures of their work.  All of the pictures are categorized and tagged for easy browsing and searching.  You can then ‘favorite’ pictures as you easily scroll through them and share them with your builder via email.  It’s really great because it’s much easier to show a picture of what you like then trying to simply describe it verbally.

Here at Dreambuilder we recommend all of our clients spend some time on Houzz.  In addition to the online site, Houzz is also available as an iPhone and iPad app — free of charge.
